I made a rookie mistake the other day. I have two listings in an area and the street names are both Hulupala. The Bigger of the two is Hulupala Place and the Tear-down is on Hulupala Way. A Realtor called and told me she wanted to preview my listing on Hulupala Way. I called my client to be sure we could do the showing and I then confirmed it with the other Realtor.
So I'm sitting there at the proper time and I get a call from my other client letting me know that there were Realtors at her home and did I forget to let her know that we had a showing? I know right away what happened. The other Realtor did not know the area and asked to see the wrong home.
This is where the Beach Ball Theory comes in. Think of a big multi colored beach ball. The ones with the different colored panels on it. If I ask you to hold the ball up to the sun with the ball touching your nose, what color will you see? White, Blue, Red, Yellow? Now when I ask you what color is your beach ball and you say Red and I see Blue and she sees Yellow, our balls are all different colors and yet they are the same ball.
We all perceive words differently as well. It is our job to be sure we are all on the same page before there is a problem. Even when the words seem to be Black and White. Think about it.
